Whether you’re looking for something long-term, or require the flexibility of a short-term lease, we are happy to tailor lease terms to suit your needs.

30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change. 

Resident Referral Bonus

If you love it here, spread the word! Refer someone who signs a lease and moves in, and you can earn a bonus. Stop by the office for details.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. 


    Additional fees include:

    - Administrative Processing Fee: $5

    - Valet Trash: $35

    - Pest Control: $5

    - Water: Based on usage and billed in addition to your monthly rent

    - Electric: Based on usage and residents will need to create a utilities account

    - Pet: If applicable, $20 per pet

    - Carport: If applicable, $35

    - Debit Card Payments will incur a service fee ranging from $3.95 to $9.95 per transaction

    - Credit Card Payments will incur a service fee of 2.95% per transaction

  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including:

    - Rental, credit, and criminal history checks
    - Employment and income verifications

    Once you've finished your application, you will receive a confirmation email with preliminary approval. To make your approval final, the office team will need the following documents for each occupant:

    - Copy of photo identification
    - Pay stubs or W2's to confirm income requirements

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis at Crown Ridge as your new home!

    Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in. Action items include:

    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits
    4. Sending our team confirmation of your utilities accounts and renters insurance
    5. Setting up your move-in appointment

    We will stay in contact with you throughout this process and are available to answer any questions that you may have to make your move-in as smooth and easy as possible.

  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis at Crown Ridge! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment.

    On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!

  • As a resident, where will I park? What about my guests?

    Thanks for your question!

    Parking is available for residents and guests on a first-come, first-served basis. Residents may also lease a carport for $35 per month.

  • As a resident, how will I receive packages?

    Packages are delivered directly to residents' doors.

  • What school district is Marquis at Crown Ridge in?

    Students at our community attend Northside ISD schools. Depending on their grade level, students will go to:

    - May Elementary
    - Hector Garcia Middle
    - Brandeis High School
